Minimum Requirements Minimum of 4 years’ experience in the property industry Qualification in Town and Regional Planning or similar Interpretation of KZN Municipal By‑Laws to ensure compliance for proposed new sites so that only procurable sites are pursued Experience in property leases and contracts Computer literate - Word, Excel, Power Point Key Tasks and Responsibilities Constantly pursuing new property developments and the acquisition of high value site opportunities Sourcing of properties suitable for commercial advertising in terms of Local Authority By‑Laws, etc Keeping abreast of national and international trends in the outdoor advertising industry Work on by‑laws and changes to by‑laws that effect our business – identify potential loopholes that JCDecaux can use to their benefit Proactive networking and fostering good relationships with Landlords, Developers, Municipalities Negotiate with landlords, municipalities and government bodies Formatting and negotiating of terms and conditions of lease agreements with landlords Management and preparation of application documents for Municipal and Provincial approvals Preparation of documents for South African National Roads Agency approvals Management and administration of all lease agreements, including CSI projects Have a working understanding of Councils and Roads Agencies By‑Laws and relevant policies Interact with the Councils and or Municipalities on a daily basis to drive permit applications and approvals Interact with other authorities such as SANRAL, etc. Review existing sites and contracts with all landlords in the region and ensure contracts and permits are renewed Assist with the tender process Issuing of culling instruction Renewal of contracts and expired approvals to maintain our holdings Upgrade and convert existing signs to improve our holding and revenue stream JV’s and acquisitions of smaller companies and sites – evaluation and implementation of such deals Compile accurate and complete documentation for record purposes – building files, library sites, etc. Consult with legal experts regarding specific legal matters that threaten our business or rights Correspond with councils and reply to their notices Conduct joint site inspections with Operations to ensure that work on site is and positioning of signs are according to plan Working closely with the sales department to ensure that new development and approvals fall within the target markets we want to reach with our signs Be able to undertake different tasks as required, i.e. customer service, special projects, etc. as and when required Abilities Strong self‑discipline Must be able to multitask Ability to work under pressure Ability to control a project budget Strong leadership skills Ability to work in a competitive environment Good communication and presentation skills Ability to work in a team Adherence to given strict deadlines Must have strong interpersonal skills Resilient disposition General: It should be noted that the above list of tasks and responsibilities is not exhaustive, and that your Line Manager is entitled to instruct you at any time to carry out additional duties or responsibilities, which fall reasonably within the ambit of the job description, or in accordance with operational requirements.
