Communicate with guests/customers to resolve maintenance issues with little to no supervision. Perform preventive maintenance on tools and equipment, including cleaning and lubrication. Visually inspect tools, equipment or machines. Carry equipment such as tools and radio. Identify, locate, and operate all shut‑off valves for equipment and building shut‑offs. Maintain maintenance inventory and requisition parts and supplies as needed. Assure each day’s activities and problems are communicated to the other shifts using approved communication programs and standards. Display proficiency in any one category, above‑average skills in two, and basic skills in the remaining categories: air conditioning, electrical, mechanical, plumbing, pneumatic/electronic systems, carpentry, kitchen equipment, vehicles, energy conservation, and general building management. Display solid knowledge of safe use of hand and power tools and other repair tasks. Display basic ability to repair or replace PVC copper pipe (including soldering). Troubleshoot and perform basic repair on equipment, plumbing, electrical components, lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, and replace electrical switches and outlets. Program TVs and perform general housekeeping and engineering duties. Assist with surface preparation and painting, minor drywall and wood trim repair, light bulb and A/C filter replacement, and thorough cleanup of the repair area. Use Lockout/Tagout before maintenance work. Display working knowledge of engineering computer programs for preventive maintenance and energy management. Perform mid‑level troubleshooting of hotel MEP systems. Train and mentor other engineers. Perform Engineer on Duty responsibilities including readings and rounds. General Maintenance Display basic proficiency in categories such as air conditioning, electrical, mechanical, plumbing, pneumatic/electronic systems, carpentry, kitchen equipment, vehicles, energy conservation, and general building. Perform surface preparation and painting, minor drywall and wood trim repair, light bulb and A/C filter replacement, and thorough cleanup. Test, troubleshoot, and repair equipment and plumbing, electrical components, lamps, cosmetics, extension cords, vacuum cleaners, internet devices, replace switches and outlets, and program TVs. Repair interior and exterior landscaping and sprinkler systems. Perform general housekeeping and engineering inventory duties. Accident Prevention and Safety Follow company and department safety policies and procedures. Complete appropriate safety training and certifications. Follow policies for safe operation and storage of tools, equipment, and machines. Follow hazardous material handling procedures and use material safety data sheets. Use proper equipment, wear appropriate PPE, and employ correct lifting procedures. Use Lockout/Tagout before maintenance work. Identify and correct unsafe work procedures or conditions and report them to management. Maintain knowledge of fire sprinkler and emergency power systems and understand responsibilities of the Fire and Emergency Rescue Teams. Follow building‑specific emergency procedures to preserve systems and restore normal operations quickly. Store all flammable materials in approved containment devices. Install, Maintain, and Repair Items Carry all equipment (keys, phones, pager, tools, radio) to remain prepared. Respond to and attend guest repair requests. Organize painting and maintenance areas properly. Clean all tools and equipment, returning them to the shop and securing in proper area. Lubricate, protect, and maintain all tools and equipment. Identify, locate, and operate shut‑off valves for equipment. Perform preventive maintenance timely. Maintain Building and Property Clean all engineering areas as directed by Engineering Management. Observe energy and utility usage in the hotel and grounds. Look for energy conservation opportunities and report ideas. Maintain Records or Logs Maintain preventive maintenance records, inspections, and rounds using a computer system. Maintain a proper inventory of parts, materials, equipment, tools, and supplies. Ensure daily activities and problems are communicated to other shifts. Read, log, track, and interpret meter readings and other measurement devices. Assist in compiling data for preventive maintenance records. Guest Relations Address guests’ service needs professionally, positively, and timely. Welcome and acknowledge each guest with a smile, eye contact, and a friendly verbal greeting using the guest’s name when possible. Actively listen and respond positively to guest questions and requests using brand‐specific processes. Respond to guest complaints promptly; if unable to remedy, notify appropriate personnel to follow up. Communication Speak to guests and co‑workers using clear, professional language. Follow verbal or written directions for minor maintenance repairs. Keep supervisor updated on assignments. Maintain communication so required materials, tools, and supplies are available or on order. Working with Others Perform daily assigned work orders and follow engineering SOPs. Work with housekeeping and other departments to keep rooms, buildings, and property in perfect condition. Provide technical advice and training to other engineers as needed. Work effectively in a team environment with all organizational levels. Quality Assurance/Quality Improvement Work neatly and efficiently, keeping work areas clean and organized. Support improvements of engineering services addressing owner, guest, and employee concerns. Complete each maintenance or repair assignment safely, timely, and professionally. Comply with quality assurance expectations and standards. Computers/Software Transmit information or documents using a computer. Enter and retrieve information from computer databases to update records, files, reservations, and guest inquiries. Create and maintain computer and paper filing systems. Use basic computer skills for inputting air‑handler schedules and making temperature changes. Physical Tasks Lift, carry, reach, bend, and climb ladders. Move up and down stairs, service ramps, or ladders. Grip, turn, and manipulate objects of varying size and weight requiring fine motor skills and hand‑eye coordination. Visually inspect tools, equipment, or machines for defects.
