Position Overview The Lease Auditor will be responsible for auditing and reconciling financial and data considerations related to lease agreements, ensuring compliance with lease terms for investors (landlord’s perspective), residential (estate managers perspective) and occupiers (tenant’s perspective). The role requires a strong understanding of commercial & residential lease language, expense allocations, and financial analysis to support revenue assurance and savings for clients. This position will require collaboration with internal and external stakeholders, including landlords, legal teams, and third-party auditors. This role will also assist in administering all levels of Lease Administration and special projects as needed by management. Hybrid Working Model — 3 days of working from home per week. Based in the Cape Town office. UK Hours — Working UK hours (10:00 – 18:30 SA time, until 19:30 during daylight saving). Responsibilities Data Audit & Validation Validate & Reconcile lease data between internal records and clients' lease management software. Prioritise data accuracy and integrity across various lease components to support compliance, reporting, and variance identification, including but not limited to: Conduct comprehensive validation of all lease data items against clients' lease management systems. Verify the accuracy of lease clauses, options, and rent tables. Cross-check key lease data points, including Lease Start and End dates, Space details, and Next Option Dates. Ensure critical dates related to indexation and rent reviews are correctly recorded and aligned. Identify discrepancies, document issues, and coordinate with relevant teams for resolution. Maintain detailed audit reports of findings and reconciliation status. Financial Audit & Reconciliation Audit and reconcile all financial lease considerations, including but not limited to: Service charges Insurance recharges Base rent Turnover rent Utilities Deposits Allowances Conduct detailed analysis of expenses charged, whilst building out standardised checklists and variance worksheets to assess discrepancies. Maintain detailed records of audits in progress, tracking status, client communications, outstanding matters, revenue leakage and cost savings. Lease Compliance & Interpretation Interpret commercial lease provisions related to the landlord’s rights to pass through expenses to tenants, ensuring compliance with lease terms. Apply key lease concepts, including proportionate shares, management and administrative fees, and caps. Dispute Resolution & Communication Engage with landlord representatives in a professional and sensitive manner to request supporting documentation for annual statements. Troubleshoot and resolve disputes through careful lease language analysis and strategic discussions. Reporting & Stakeholder Collaboration Prepare and manage reports, including lease master audit savings and cost mitigation reports, for client review. Collaborate with third-party auditors on lease audit projects as required. Requirements Must be able to work during UK hours and South African public holidays (you will receive UK bank holidays instead of SA bank holidays). Must have 3-5 years’ experience in a leasing/audit environment with strong knowledge of commercial lease agreements, including lease audit procedures and financial reconciliation. Excellent understanding of lease expense allocations, service charges, and cost-sharing provisions. Experience in analysing lease documents and applying relevant lease provisions to disputes. Strong negotiation and dispute resolution skills with landlords and property managers. Proficiency in financial analysis and reporting tools. Excellent verbal and written communication skills. Ability to work independently, manage multiple audits, and meet deadlines in a fast-paced environment. Must be moderate to expert in MS Excel and MS Office in general (formulas, formatting, pivot tables, vlookups etc). Experience working in an international leasing environment is desirable. Preferred Experience Previous experience in lease auditing, real estate finance, property management, or lease administration. Familiarity with UK and European property regulations and lease structures. Note - the role also extends to reviewing leases from other regions as well. Experience working with corporate clients and managing large property portfolios. Qualified accountant.
